A 40,000 sq ft office development at Balmoral Business Park on the south side of Aberdeen is nearing completion and will be ready for occupation by August 2014.
The developer, Balmoral Park, says all accommodation has been designed and built to the highest specification ensuring the quality of space offered matches the park’s location, landscape and prominence.
Occupying a unique position overlooking the Loch of Loirston the development offers 360° views over Aberdeen city and shire. A generous, 131-space car park is provided which is supported by cycle ways and footpaths that have been constructed as an integral part of the development.
The open plan office space over two wings and three floors offers energy-efficient heating, air conditioning and lighting, a full movement-sensitive and daylight linked control system and 2.7m floor to ceiling accommodation with a double height reception area.
Jim Milne, chair and managing director of Balmoral Group, said: “I believe this building has been impeccably planned to occupy its unique location. It has been designed and built to a very high specification and is the ideal ‘ready to move into’ solution.
“We are talking to a number of parties that are interested in taking the whole building while others are looking at individual wing or floor options. That is the beauty of the design, it is a highly flexible space.”
Overall, Balmoral Business Park spans 18 acres just three miles south of Aberdeen city centre adjacent to the A956. The proposed AWPR will run within one mile of the development.
The Park has been designed to accommodate more than 135,000 sq ft of office space when complete and is split into two phases. Phase One is approaching full occupancy while Phase Two offers tailored design and build office accommodation to meet occupiers’ requirements with bespoke building solutions available.
Gary Gerrard, non-executive director with Balmoral, said: “We are delighted with the quality of the accommodation on our speculative build and would encourage anyone with a requirement for top quality accommodation to make contact with our agents as urgently as possible.
“The demand for top of the range office accommodation in Aberdeen city remains unprecedented and there are very few properties of this size and flexibility available now or in the foreseeable future. Many of the office developments we are reading about are at the very early stages of planning and won’t be ready for some period of time, I believe.
“Phase Two of our plan outlines the potential for a further 100,000 sq ft of design and build opportunities across four buildings to meet client-specific requirements.”
Ryden and Shepherd are acting as joint agents for Balmoral Business Park and interested parties should contact them to discuss their specific requirements.
