THE Highlands’ largest niche house builder, Inverness-based Roy Homes, has launched a new division which will be the first in Scotland to focus exclusively on fixed price builds that include a plot of land along with the clients own choice of house, fully-customised to suit their needs.
Roy Homes Developments Ltd will “transform the market”, according to managing director, Chris Barnett.
It is the latest initiative by a firm whose turnover was £1.7 million in 2009 and is now in excess of £10 million, focusing mainly on smaller developments or one-off house builds from £75,000 to £1 million-plus.
Mr Barnett explained: “Up to now, we have been offering fixed price builds based on supplying a house only, but with this new division we can now offer our clients a total fixed price for the entire project.
“For example, if someone buys a house site on the open market and then asks a builder to price for building their home, they do not know what the total price will be because they have still to factor in costs like an architect, planning permission, building warrant, service connections, a drainage solution, roads and driveways and then any unforeseen costs like problems under the ground.
“With this new offering Roy Homes can now advise the client what their total costs will be at the very start, which includes all of these other services.
“Roy Homes Developments has some £2 million worth of land assembled in its portfolio.
“So what it can offer is to supply the site and build the house to the client’s specification, including all of the hidden extras mentioned above.”
Mr Barnett added: “This comes all at one fixed price, which is a pioneering initiative and will transform the market for one-off builds. People couldn’t get a guaranteed fixed and final price before.
“Mortgage lenders love this concept as it means no contingencies. The client thus gets easier lending and knows the price can’t go up, even if we find difficulties on site.”
The scheme was quietly launched last year successful fixed price builds in Inverness, Culcarry, by Cawdor, which sold out within six weeks, and in Bunloit, where four out of five homes have already sold.
It is now being rolled out to other prestigious Highland sites in Culbokie, Bunloit, Galcantray and Cabrich and at St Andrews Road, Dingwall
The idea is that Roy Homes Developments supplies the land while Roy Homes Ltd builds the houses, and using the timber frame from their own timber frame division.
Mr Barnett revealed that people are now approaching Roy Homes with land for housing.
He said: “We’ve already grown right through the recession by 500 per cent, because we didn’t have the problems of the volume builders.
“The way we build is the way the market is going – and now we anticipate that the fixed price scheme will drive us forward at an even faster rate over the next three years.”
Roy Homes, whose HQ is in Lotland Street, Inverness, has more than doubled its workforce in the past four years to over 100 people.
