SHEPHERD Chartered Surveyors has been instructed by the University of Aberdeen to sell a major residential development opportunity at Bucksburn, Aberdeen.
The 229-acre site offers an opportunity to participate in a substantial housing land release, having been identified in Aberdeen’s local development plan as available for the construction of 1,940 houses.
The plan indicates that a phased release of housing is to occur with some 1,000 homes released up to 2016 and a further 700 homes released in the period 2017 to 2023. The remaining 240 homes will be released from 2024 to 2030.
The site is situated adjacent to Bucksburn on the north west periphery of Aberdeen. This location has immediate access to the A96 dual carriageway which in turn links in to the main arterial road system serving the city. Excellent retail, health and education facilities are available within the vicinity.
The site, which comprises agricultural land, generally falls from south to north. As a result, some sections are elevated, affording views over the surrounding area.
Chris Grinyer, managing partner at Shepherd’s Aberdeen office, said: “Proposals are invited from parties interested in pursuing an acquisition of the site. The University of Aberdeen is prepared to consider a variety of approaches to the disposal of the site, including clean offers, phased drawdown, initial payments and profit share or other mechanisms.”
Scotland’s third largest city and the administrative centre for the North east, Aberdeen is also one of the UK’s most prosperous areas and is widely recognised as representing Europe’s energy capital.
“As might be expected, the affluence enjoyed by Aberdeen has translated into sustained activity in the residential property market,” said Grinyer.
“Developers are reporting high sales rates at the various sites within Aberdeen. Indeed, the average price of housing in Aberdeen increased by 1.7 per cent during 2011, compared to a fall in prices in Scotland of 2.6 per cent and 2.8 per cent in the UK overall.”
It is anticipated a closing date for the site will be held in due course. Consequently, parties are invited to note their interest.
