A DRAFT masterplan outlining the next phase of development in the North Banchory area will be put out for public consultation this month.
The draft masterplan shows how the land already zoned by Aberdeenshire Council as part of its Local Development Plan (LDP) may be developed, and includes provision for new homes, commercial and retail use and community facilities, including a site for the potential relocation of Banchory Academy.
The plan also includes information on transportation, road networks, health care, education, drainage, design, open space provision, play areas, landscaping and the protection of conservation areas.
The housing element of the project includes 395 homes, representing a £100 million investment over a ten-year period, which will sustain up to 500 jobs over the lifetime of the project.
The housing will be a mix of one, two and three bedroom low cost and affordable properties, as well as two, three and four-bedroom terraced semi-detached and detached homes, all of which will be heated using renewable energy provided through a biomass district heating system.
As part of the statutory process, developers North Banchory Company Ltd will meet with Banchory Community Council and host a two-day public exhibition which will be held at Banchory Business Centre on November 22 and 23.
The consultation period lasts for three months during which time the developers will record views of the public and prepare a report on the reaction to the scheme.
The report, together with the developer’s responses, will then be reviewed by Aberdeenshire Council and used as a basis for refining the masterplan before any planning application is submitted.
North Banchory Company emphasised that the proposed mixed use development was a long term plan for development up to 2023.
North Banchory Company managing director, Alexander Burnett, said: “This draft masterplan provides a clear vision for the northern expansion of Banchory for the next 10-15 years and will provide a guide for the creation of a more sustainable, enjoyable and attractive place to live, work and play.”
Input from Banchory residents on the proposed developments is welcome and the developers urged as many people as possible to attend the two day exhibition and to contribute their views on the website www.banchoryfutures.co.uk
Mr Burnett added: “We value the views of the local community and welcome their input. In addition to meeting the community council and holding a public exhibition, all information will be available on a dedicated website where people can also submit their comments.
“The results of the consultation process will be reported back to the local community and taken into consideration when preparing a further report for Aberdeenshire Council.”
